Expressions of interest are sought for a former purpose built community centre and adjacent skate park from organisations that provide services to the local community.
The site is adjacent to a railway line and this is crossed by a footpath. The footpath effectively splits the site into two halves. To the west of the footpath is The Pod and an adjacent Skate Park. The Pod comprises 2 steel shipping containers that have been joined together. The Pod and the Skate Park form part of the letting.
To the east of the footpath is an area of informal open space. There are a number of trees on the site which are affected by Tree Preservation Orders and must not be removed. This informal open space also forms part of the letting.
The Pod was conceived at the outset for community use. Access through the main door leads into a communal area with a disabled toilet off it. Leading off the communal area there is a kitchen, a plant room cupboard, a sitting area, and an office. Please see below Floorplan of The Pod.
Electricity and water connections to the property have been turned off, and the ingoing tenant will be required to reinstate connections with the utility providers.
The property is only suitable for not-for-profit organisations and charities offering services to the local community. Repairs, Insurance and Outgoings:
The property will be let on a full repairing and insuring lease along with the ingoing Tenant being responsible for maintaining the interior as well as the exterior of the property. In addition, the Tenant will also be liable for insuring the building and also for meeting all liabilities for the outgoings i.e. gas, electricity, water and Business Rates.
Please Note: The Tenant will be required to undertake the following works at his/her expense prior to occupation of The Pod and their rental offer should reflect these works:
1. Paint the exterior of The Pod in a painting scheme to be agreed by the Council
2. Undertake remedial pointing to the Skate Park, as identified in the Inspection Report
3. Undertake painting of the Skate Park features, as identified in the Inspection Report
4. Replace the lock mechanism to the internal green door
5. Replace wooden joists to the flooring adjacent to the green internal door to provide a level, safe surface
6. Arrange for water and electricity connections for The Pod to be made with a utility company.
